I always try and aim to arrive at a property between 9am and 10am - I always aim as close to 9am as possible in case of traffic.
Do I need to be there?
No, you don’t need to be on-site for the photoshoot but I don’t mind if you really want to be there. Most clients tend to see a couple of shots being taken and then loose interest and disappear for a long lunch.
If the client isn’t there on the day than I will always text the moment I arrive and safely enter the property, and again once the shoot is completed, and the keys have been returned to the key safe.
You can relax knowing everything is handled professionally, respectfully, and securely from start to finish.
How You (or Your Housekeeping Team) Can Help
To get the best results, I simply ask that the property is guest-ready—clean, tidy, and prepared as if welcoming new guests. This gives me a blank canvas to work with and allows me to focus entirely on capturing high-quality, well-composed images.
While none of the following is essential, these small touches can make a big difference—and the less prep I need to do on-site, the more time I can spend perfecting your images.
Helpful (but not required) preparations include:
Hiding all bins—kitchen, bathroom, bedroom, and any waste paper bins in living areas.
Removing toilet brushes and any visible cleaning products from bathrooms and kitchens.
Ensuring beds are neatly made and photo-ready (smooth, well-presented linen).
Clearing away items like washing-up bowls, liquid, sponges, and cloths.
If possible, dressing the dining table with plates, bowls, cutlery, and glasses—set for a meal.
(I usually bring flowers and a bottle of wine as part of my prop kit.)Keep the windows as clean as possible.
That said, if any of this is tricky or time is tight, please don’t worry—I'm more than happy to take care of the finishing touches myself on the day.
How do I get my new images?
Your finished images will be delivered via WeTransfer.com.
The files will remain available for you to download for up to a year, and I rarely delete images, so they're safely backed up should you ever need them again.
Please note: I don’t recommend downloading the images to a smartphone or tablet, as the file sizes may be too large and could cause issues with storage or functionality.
I don’t use CD’s or DVD’s - this adds to costs and it is possible that the DVD or CD will diminish over time so you could loose all your images.
Payment Terms
I don’t require deposits or upfront payments, and I always aim to avoid cancellation fees where possible.
Once your photoshoot date had been booked then please block out the date on your calendar - taking a booking on this day later on may occur a cancelation fee of up to the full cost of the photoshoot.
An invoice will be sent at the same time as your final images, with payment due upon delivery. My BACS details will be included at the bottom of the invoice for straightforward payment.
Your image licence becomes active the moment payment is received.
Weather
Many people think that wall to wall but skies are the best conditions to shoot a holiday property. Whilst they can improve some external images, interior images are best shot on either a cloudy or sunny day - I love a sunny day with plenty of white fluffy clouds to soften the light.
Monsoon days (as I call them when it rains from dusk to dawn without any breaks) are best avoided if possible. This normally doesn’t affect interior shots but I would normally contact you to arrange a date change at no extra charge to yourself.
Seasons
Bookings tend to peak over the winter months so you could be loosing valuable revenue by delaying your photoshoot until the spring/summer.

it’s more possible to get that “cosy” and “warm’ feeling about the accommodation - even though most shots would look as good as they would in summer with my own lighting techniques and style.
You don’t miss that busiest booking time when people plan and book their holidays for the following year.
Cons
Less greenery for Garden & Exterior shots.
Interior shots tend to be far more important than exterior ones. i.e. there is more chance you’d book a property based on the inside, than just a shot of the outside so you could be loosing many booking opportunities.
NB. Outside images are relatively quick and far less complex to produce than interior shots. Ask your photographer about a cheaper day rate to return to do a few more outside shots in the spring/summer. Alternatively, interior and exterior styles don’t need to match so you could possibly find a local less experienced (cheaper) photographer to shoot a few outside shots in the spring/summer at a far cheaper rate.
Photoshop Editing
As with many photographers, my editing and post processing of an image will be different to most others. This is what makes my style unique to others.
In many circumstances, I may have to shoot between 5 and 85 photos to produce one final image.
Weaving these images together by hand, and eye, to produce one final image is called post processing - I don’t use any AI or Automatic processings other than removing unwanted items from the image.
I feel that this is where the most artistic skills come in to produce a high end image that will help you bring in more bookings.
I spend as much time post processing as I do photographing the property on site.
Very rarely, I do receive further edit requests - Here I don’t mind a few short, as long as there don’t take more than an hour or two, and that we both agree that it would affect your bookings. Within reason, I will always be as accommodating as possible.
Copyright and Image Licensing
Under UK copyright law, all images remain the property of the photographer. However, upon payment of your invoice, you are granted a full, unrestricted licence to use the images to promote your holiday property across all platforms—print, web, social media, and beyond.
The only limitation is resale to any third party. If the business or property is sold, the new owner would need to obtain a separate licence to use the images. Likewise, if the images are to be sold or submitted to the media for publication, prior permission must be obtained.
Your licence becomes active immediately upon full payment of the invoice.
What Images Will I Receive?
You’ll receive two sets of images, organised into separate folders for convenience:
8000 Folder – This contains the full-size, high-resolution images at 8256 x 5504 pixels. These are your original files and offer maximum flexibility for cropping and large-format use. They’re ideal for print, large displays, and high-end marketing materials—but may be too large for some websites or online travel agency (OTA) platforms like Airbnb.
2000 Folder – This folder includes an identical set of images resized to 2000 x 1333 pixels. While smaller in dimensions, these are still high-resolution and perfectly suited for everyday use—such as websites, social media, and OTA listings that have file size restrictions.
